General Contracting/Construction Management (CM)
at Risk
Terra GC provides traditional General Contracting or CM at Risk services on a Lump Sum, Negotiated Fee or Guaranteed Maximum Price basis.  Terra performs and supervises the construction and/or development of a property pursuant to the terms of a primary contract with the client.  We use our own employees to perform the work and many quality subcontractors to perform portions of the work as well.  Terra has been very successful at meeting the needs of our clients through this relationship.

Design-Build Services
Terra GC can provide contracting services on a design-build basis thus providing a single source responsibility for the design and the construction.  In a design-build project a single contract is signed with the owner that makes the contractor responsible for providing the architectural and engineering designs along with the construction.  This process allows for open communication between the design and the construction and creates the opportunity for accelerated scheduling.  

Construction Management (Agency)
Terra GC provides construction management services for owners that do not have these capabilities in house.  This type of service is sometimes referred to as agency construction management.

Terra GC has a great deal of experience providing these services to public and private owners.  Terra GC works as an advisor to the client, providing preconstruction services such as estimating, scheduling, constructability reviews and project bidding services; and management of one general contractor or multiple prime contractors.  This service is best suited for the public sector when competitive public bidding is required.     

Land Development Services
Terra GC has acted as the master developer and contractor on a number of projects for multiple clients.  Terra is able to provide overall management services to assist owners for all due diligence and entitlement services for commercial, retail, and industrial development.  Terra has developed a great relationship with local and state governments.  We provide a comprehensive effort early on that will save time and money later on as the development project progresses.
